| Jetgirls Ol' School Member | It's already developed, I don't think I'd really want to get into other than helping him, but I don't know if they let you do what you want like that. It's just some commercial properties that have little stores in them, like a smoothie place and a bagel place. I don't know if I want to do it, I don't know what it would entail. He's not in a hurry though so at least I'd have time to figure out what I'm doing, and there is always the broker that can help too. But I don't know if I want to add one more thing to my list of to do's! LOL |

| Honestly, having gone through a sale ourselves very recently, I'd just go with the realtor. Consider it buying a service. You're paying for the sales, marketing & negotiating services of a realtor. There's no way I could have done what our realtor did for us, as far as getting buyers in and generating interest the way she did. Not to mention having her as the intermediary in the price negotiation. Her services were invaluable, and worth the money. We ended up paying 3.9%, and our selling price was $495,000, so you can do the math as to what the services cost. But, she also helped us get a higher price! We sold in 3 1/2 weeks. Thanks in large part to her. There were 2 other houses in the neighborhood who started out as FSBOs, but ended up listing with an agent. We listed after they did (as FSBOs) and we sold before they did. |

| Jetgirls Ol' School Member | It all just depends on the circumstances I guess. We had neighbors that listed FSBO after us and just closed yesterday, so it worked out better for them. Actually most of the houses in our area have been FSBO. If we were in the price range of yours though, we would have used one for sure, but not in the range ours is. But since we are desparate now, we did sign with one, he's only charging us $1000. Hopefully it sells real soon cause this is weighing on me big time! |

| Jetgirls Ol' School Member | No he's only taking $1000 from his side, then we have enough equity to give the buyers agent 2.5%, and that leaves us with nothing. Unless we have a miracle and the buyer has no agent. Of course, if that's the case, they'll probably want closing costs, so we'll still end up with nothing lol. |
