Hi All,
Eric and I just put an offer in on our first house!! We absolutely LOVE this place...

Please say a prayer that our offer is accepted and all goes well with inspections, etc.

I'll tell you all more about the place once our offer is accepted (don't want to jinx it).

All the prayers we can get are appreciated.

They want 24hr. to think about it.

Eric and I are on pins and needles. We REALLY don't want to lose this house. We're prepared to make a higher offer if necessary, it's just the waiting/not knowing.

I'll keep you updated.

Well,
Eric just got an email listing from our realtor and they are now listing the house higher than before!!! We haven't heard an official rejection yet (which pisses me off to keep us waiting).

We don't know what to do. We can afford the higher price (barely), but we're upset. I don't want to start a bidding war with the owner... shouldn't the price go up between us and another potential buyer?

For those of you who may have experienced something like this, please let me know!! [img]images/graemlins/965.gif[/img]

This is our first home purchase - and part of me wants to say forget it!! But I also don't want to lose the house and end up in something crappy.

typically yes.. if there were another potential buyer, then there would be a bidding war

and technically speaking, you should start a bidding war and even at that - come straight out and ask them why they changed the listing of the house as higher.. obviously, they're going to try and get more money out of you to line their pockets nicely and it's not a nice thing to do (if they really want to sell their house) - esp without giving you a rejection letter first...

Tanya, i wouldn't worry so much about ending up in something crappy - if this house doesn't work out, there are others out there and this one just wasn't for you...I usually take it as kindof a sign that there's something else even more perfect out there!

the big thing to remember is that buying a house is like buying a car - you can't show enthusiasm (to the buyer), you can't show that you'll pay ANY price and you have to start low, go with the bidding war and NEGOTIATE for everyone to be a happy camper and make your realtor work for his dough - otherwise, you end up what i call "house poor" (you can't afford anything but house) and they end up with a big ol happy smile cuz they suckered you in...

if anything, keep in mind that they could lose out on a potential buyer and their house could end up being on the market for a heck of a lot longer - in which case, they're price will come back down and you can bid for it again if you really wanted to - but by then, you might find something even BETTER!

Also - are you working with a broker's buyer or just a realtor? you have to keep an eye on the realtor too cuz if he's a buyer/seller realtor, he may also have somehting to do with the "higher price" cuz he gets a certain percentage out of the sale....some realtors are really good/honest, others can be downright sneaky and if you don't trust your person - go with your instinct and find someone else.

don't give up hope, if anything.. keep looking on your own (you and Eric alone) and you'll find something - sometimes you run across the cutest little places all on your own - minus the realtor cuz he/she doesn't REALLY know what you want except by what you tell them.

also, has your realtor given you a list of comparable housing prices in the area? if not, have him give you a listing - so you know exactly what your top price amount should be for the area you want to be in (and for that particular house)...

Stay positive Tanya. DH and I found our house all on our own and then had a realtor (family friend) help us with negotiating the price. I am sure that you two will be able to find the perfect house for the three of you. Good luck! my favorite part was looking at all the houses that are out there and then being able to figure out what you really want in a house when you start comparing features and what not.
